Basic Application & Move-In Fees

• Application Fee: $50

• Reservation Fee (to hold a unit): $150

• Administrative Fee: $350 — due at move-in

• Non-Refundable Risk Fee: $500 — for approved applicants; due at move-in

• Refundable Deposit: Equal to one month's rent, ranging from $920–$1,470 — required for Second Chance approvals; due at move-in

Second Chance Requirements

Bad Credit

• No minimum credit score requirement

• Management will review the applicant's overall credit history

Evictions / Landlord Debt

• Eviction or landlord debt must be at least 2 years old

• Landlord debt balance must be $0

• Verifiable income required

• Offer letters are not accepted as proof of income

Bankruptcy

• Bankruptcy must be at least 2 years old

• Bankruptcy must be discharged

• Verifiable income required

• Offer letters are not accepted as proof of income

Foreclosure

• Foreclosure must be at least 2 years old

• Foreclosure-related debt balance must be $0

• Verifiable income required

• Offer letters are not accepted as proof of income
